Fire and smoke alarm requirements for landlords of domestic dwellings

In the UK, landlords have a legal obligation to ensure domestic rental properties are safe for tenants, including fire safety measures.

Smoke Alarms

A minimum of one working smoke alarm should be installed on every floor of a property where there is a habitable room.

Location

Smoke alarms should be installed within 7.5 meters of doors to habitable rooms and on escape routes like hallways and landings.

Interlinking

All smoke and heat alarms must be interlinked, so when one alarm sounds, they all sound.

Heat Alarms

A heat alarm must be installed in kitchens where the kitchen is not separated from circulation space or the stairway by a door.

Battery-Sealed Alarms

Battery-powered alarms should use long-life batteries, be battery-sealed and tamper-proof.

Maintenance and Testing

Landlords must confirm that smoke, heat and fire alarms are in working order at the start of a tenancy, explain how to test them and how often, according to the manufacturer's instructions.

Carbon Monoxide Alarms

Carbon monoxide alarms are required in rooms containing a fixed combustion appliance (except gas cookers), when used wholly or partly as living accommodation.

Record Keeping

Landlords must keep an accurate record of when alarms are installed, serviced or replaced and provide a copy to tenants.

British Standard BS 5839:

Fire Alarm Regulations recommend that fire alarm systems are installed in accordance with BS 5839-6:2019
